Real estate trusts accept real estate such as land and buildings as trust property when the trust is established.
Real estate trusts include real estate management trusts for the purpose of managing real estate and land trusts where land owners entrust land to trust banks and the like, and such trust banks raise the necessary funds, construct buildings, lease and maintain buildings, find and manage tenants, and pay the land owners (settlors and beneficiaries) the benefits obtained in the form of trust dividend.

Trust banks handle real estate business such as brokerage services, sales (sales partnerships), property appraisals, consulting services, and securitization.

Real estate sales and brokerage business

This business comprises buying, selling, and leasing of commercial real estate such as buildings, factories, warehouses, and commercial facilities, and the brokerage of residential real estate such as detached houses and condominiums. It includes assisting with procedures such as the inspection of property for sale, introducing properties for purchase, negotiating transaction terms, explaining important matters, creating contracts, and registration.

Land and building sales

This service involves a relationship with a real estate company for operations such as the administration of development sites for condominiums and other buildings, product development, sales promotion, contract administration, and delivery of property.

Real estate appraisal services

Trust banks are property appraisers as prescribed under the Act on Real Estate Appraisal, and they appraise real estate values and lease payments by evaluating land values and other assessments.
Property appraisals are used to ensure an accurate valuation of the real estate when land and buildings are sold or exchanged, when land and buildings are acquired or taken as collateral, or when assets are valued.

Real estate consulting services

This consultation service relates to the effective use of land and construction investment, spanning the planning of business operations to post-construction management involving the effective use of idle land, exchange and transactions for leased land and ownership of leased building sites, the unified development of sites with owners of adjoining land, and urban redevelopment.
